Please read these Terms and Conditions carefully before registering on or using The Last Rent platform. By accessing or using this platform, you confirm that you have read, understood, and agree to be legally bound by everything contained in this document.
Intro

Introduction

These Terms and Conditions (the "Agreement" or "Terms") govern your access to and use of the services provided by LastRent Services Limited ("The Last Rent", "we", "our", or "us"), a subsidiary of Afrikcity Development Limited, including the website available at www.lastrent.ng, any associated mobile applications, and all related services (collectively referred to as the "Platform").

The Last Rent is a real estate finance facilitation platform built to help Nigerians and Africans access affordable financing for their property ownership goals — including residential mortgages, developer installment plans, construction finance, commercial property financing, and outright property purchases. The Last Rent is not a bank, mortgage lender, or financial institution. We act as a professional facilitator, connecting clients with verified properties, eligible financial institutions, and developer partners.

By registering on, accessing, or using this Platform, you ("User", "Client", "you") agree to comply with and be bound by these Terms. If you do not agree to these Terms in their entirety, you must immediately cease using the Platform.

Recitals

WHEREAS, LastRent Services Limited, a subsidiary of Afrikcity Development Limited, is a company registered under the Nigerian Corporate Affairs Commission, operating a PropTech platform designed to facilitate access to affordable real estate financing for Nigerians and Africans in the diaspora;

WHEREAS, The Last Rent operates as an independent mortgage origination and real estate finance facilitation company, connecting clients with verified properties, Eligible Financial Institutions participating in the Ministry of Finance Incorporated Real Estate Investment Fund (MREIF), the Federal Mortgage Bank of Nigeria's National Housing Fund (NHF) programme, commercial mortgage lenders, and developer partners offering installment purchase plans;

WHEREAS, The Last Rent does not own, manage, or operate the properties listed on the Platform, and does not act as a bank, mortgage lender, or financial institution in any capacity. The Last Rent earns a service facilitation fee upon the successful completion of a property transaction by a registered client through the Platform;

WHEREAS, The Last Rent aims to provide clients with a reliable, transparent, and professionally managed pathway from property discovery through to mortgage approval, installment enrollment, or outright purchase completion;

NOW, THEREFORE, these Terms and Conditions set forth the legally binding obligations, rights, and responsibilities of both The Last Rent and its Users with respect to the use of the Platform and the services provided herein.

Definitions

The Last Rent / Platform
Refers to LastRent Services Limited, a subsidiary of Afrikcity Development Limited, and the website, mobile applications, and associated services available at www.lastrent.ng.
Afrikcity
Refers to Afrikcity Development Limited, the parent company of LastRent Services Limited, a real estate company headquartered in Enugu, Nigeria.
User / Client
Refers to any individual or entity who registers on, accesses, or uses the Platform for the purpose of accessing real estate financing, property listings, mortgage facilitation services, or any other services provided by The Last Rent.
MREIF
Refers to the Ministry of Finance Incorporated Real Estate Investment Fund — a Federal Government of Nigeria programme offering mortgage financing at 9.75% per annum, fixed for up to 20 years, with a maximum loan of ₦100 million.
NHF
Refers to the National Housing Fund, a Federal Government programme administered by the Federal Mortgage Bank of Nigeria (FMBN), offering mortgage financing at 6% per annum to eligible formal sector contributors.
EFI
Refers to an Eligible Financial Institution — a bank or mortgage bank approved to disburse MREIF mortgage funds to qualified borrowers. The Last Rent's primary EFI partner is Fidelity Bank Plc.
Service Facilitation Fee
Refers to the fee charged by The Last Rent upon the successful completion of a property transaction facilitated through the Platform, equal to five percent (5%) of the total agreed property purchase price.
Referral Commission
Refers to the commission payable to a registered User who refers another person to the Platform where that referred person successfully completes a property transaction, equal to one percent (1%) of the total transaction value.
Installment Plan
Refers to a structured payment arrangement between a Client and a Developer Partner, facilitated by The Last Rent, through which the Client pays for a property over 12, 24, or 36 months without bank financing.
100 Landlords Campaign
Refers to The Last Rent's inaugural campaign to facilitate the successful property acquisition of one hundred (100) Nigerian homeowners before December 31, 2026.
NDPR
Refers to the Nigeria Data Protection Regulation, the primary data privacy legislation governing the collection, processing, storage, and transfer of personal data in Nigeria.

Eligibility

To register on and use the Platform, you must meet all of the following eligibility requirements:

  • You must be at least 18 years of age at the time of registration.
  • You must be a Nigerian citizen, a person of Nigerian origin, or a foreign national with a verifiable legal interest in acquiring real estate in Nigeria.
  • Your use of the Platform must comply with all applicable Nigerian laws and regulations, including but not limited to the NDPR, the Federal Mortgage Bank of Nigeria Act, and any applicable securities and investment regulations.
  • You must not have been previously suspended, banned, or removed from the Platform as a result of a material breach of these Terms.
  • You must have the legal capacity to enter into binding contracts and financial agreements under Nigerian law.
  • You must be mentally capable of understanding and agreeing to these Terms and the financial obligations they describe.

By registering on the Platform, you represent and warrant that you satisfy all of the eligibility requirements stated above. The Last Rent reserves the right to verify your eligibility at any time and to suspend or terminate your account if it is determined that you do not meet these requirements.

Account Registration

To access the full features of the Platform, you must create a personal account by providing accurate and complete information, including your full legal name, email address, WhatsApp number, country of residence, and any other information required during the registration process.

2.1 Accuracy of Information

You represent and warrant that all information you provide during registration and throughout your use of the Platform is accurate, current, and complete. You agree to update your information promptly if it changes. The Last Rent is not responsible for any consequences arising from your provision of inaccurate or incomplete information.

2.2 Account Security

You are solely responsible for maintaining the confidentiality of your account login credentials, including your password and OTP verification codes. You agree to immediately notify The Last Rent at support@thelastrent.ng if you become aware of any unauthorised access to or use of your account.

2.3 Account Sharing

Your account is personal to you and may not be shared with, transferred to, or used by any other individual or entity without the prior written consent of The Last Rent.

2.4 Service Agreement Acceptance

Prior to completing your registration, you will be required to read and accept The Last Rent's Service Agreement. Your acceptance of the Service Agreement is a mandatory condition of registration. The time, date, IP address, and device of your acceptance are permanently logged and cannot be deleted.

Scope of Services

The Last Rent provides a comprehensive real estate finance facilitation platform offering the following services to registered Users:

3.1 Property Discovery and Listings

The Platform provides access to a curated portfolio of vetted residential and commercial properties across Nigeria. Every property listed on the Platform has been verified by Afrikcity Development Limited for title document integrity, developer credibility, and mortgage eligibility.

3.2 Mortgage Facilitation — MREIF

The Last Rent facilitates access to MREIF mortgage financing at 9.75% per annum, fixed for up to 20 years, through its primary EFI partner, Fidelity Bank Plc, and other approved EFI partners. Mortgage decisions are made solely by the relevant EFI.

3.3 Mortgage Facilitation — NHF

For eligible formal sector workers with active NHF contributions, The Last Rent facilitates access to NHF mortgage financing at 6% per annum through FMBN-accredited Primary Mortgage Banks.

3.4 Developer Installment Plans

The Last Rent facilitates structured installment purchase arrangements between Clients and Developer Partners for properties listed with the Installment Plan Available badge. Installment plan durations of 12, 24, and 36 months are available.

3.5 Outright Purchase Facilitation

The Last Rent coordinates the documentation, purchase agreement, and title transfer process for Clients who choose to purchase a property in full.

3.6 Construction and Development Finance

The Last Rent facilitates access to construction finance and self-build loan products for clients seeking to build on owned or acquired land.

3.7 Mortgage and Installment Calculator

The Platform provides free calculation tools enabling Clients to estimate their monthly payment for any property listed. These calculations are for informational purposes only and do not constitute a mortgage offer or guarantee of financing.

3.8 Eligibility Quiz

A free five-question eligibility screening tool assesses a Client's financial profile and recommends the most appropriate payment option. The result is not a guarantee of mortgage approval.

3.9 Referral Programme

Registered Users may participate in The Last Rent's referral programme. Full details are set out in Section 7.

3.10 Consultation Services

The Last Rent provides free initial mortgage consultation services to registered Users through its in-platform booking system. Consultations are not a substitute for independent legal or financial advice.

4

Service Facilitation Fee

4.1 The Fee

Upon the successful completion of a property transaction facilitated through The Last Rent Platform, a service facilitation fee equal to five percent (5%) of the total agreed property purchase price is payable by the Client to LastRent Services Limited. This fee is in addition to, and separate from, the property purchase price payable to the Developer Partner.

4.2 Definition of a Successful Transaction

A transaction is considered successfully completed, and the service facilitation fee is triggered, upon the occurrence of any one of the following events:

  • Issuance and acceptance by the Client of a mortgage offer letter by an EFI, confirming disbursement of the mortgage funds to the Developer Partner.
  • Confirmation of the final installment payment by the Client under a Developer Installment Plan.
  • Confirmation of receipt of the full property purchase price by the Developer Partner under an Outright Purchase arrangement.

4.3 What Does Not Trigger the Fee

The service facilitation fee is not payable in the following circumstances:

  • Applications declined by an EFI for any reason.
  • Client withdrawal from the transaction before the relevant completion event.
  • Transactions that fail due to the discovery of title defects after application submission.
  • Transactions that fail due to circumstances entirely beyond the control of the Client.

4.4 Payment of the Fee

The service facilitation fee is invoiced by LastRent Services Limited within 14 days of a transaction being confirmed as successfully completed. Payment is due within 30 calendar days of the invoice date.

Payment Options & Transaction Process

5.1 MREIF Mortgage

The Client selects a MREIF-eligible property, completes the eligibility quiz, registers on the Platform, provides the required documentation, and The Last Rent packages and submits the mortgage application to the relevant EFI. The Client must provide an equity contribution of a minimum of 10% of the property purchase price. The maximum loan amount is ₦100 million.

5.2 Developer Installment Plan

The Client selects a property, confirms the plan duration (12, 24, or 36 months), pays an initial reservation deposit of a minimum of 10% of the total purchase price, and signs the Installment Purchase Agreement. Price increases are not permitted after a Reservation Letter has been issued.

5.3 Outright Purchase

The Client signs the Outright Purchase Agreement and makes the full payment directly to the Developer Partner's designated account. Title transfer is completed within 30 calendar days of full payment confirmation.

5.4 Installment Plan Default and Cancellation

Where a Client misses two or more consecutive monthly installment payments after the expiry of the applicable 14-day grace period, The Last Rent may cancel the reservation. Upon cancellation, the Client will receive a refund of 80% of all installment payments made to date (excluding the initial reservation deposit) within 30 calendar days. LastRent Services Limited retains 20% as a non-refundable administration and reservation fee.

Application, Documentation & Client Obligations

6.1 Documentation Obligations

Clients applying for any mortgage product through The Last Rent are required to provide complete, accurate, and up-to-date documentation, including but not limited to:

  • Three months' payslips or six months' bank statements (salaried clients).
  • Two years' bank statements (self-employed or business owner clients).
  • Valid government-issued identification (NIN, International Passport, or Driver's Licence).
  • Tax Identification Number (TIN) and current tax clearance certificate.
  • Employment letter or Certificate of Incorporation and business registration documents.
  • RSA statement, where pension drawdown is being utilised as part of the equity contribution.

6.2 Accuracy of Documentation

By submitting documentation through the Platform, you represent and warrant that all documents provided are genuine, accurate, and unaltered. The submission of fraudulent, forged, or materially misleading documents is a serious criminal offence under Nigerian law and will result in the immediate termination of your account.

6.3 Document Handling and Security

All documents submitted through the Platform are stored securely and are accessible only to the Client, The Last Rent's authorised Mortgage Operations team, and the relevant EFI. Document storage and handling complies with the NDPR.

6.4 Application Timeline

The total mortgage application process typically takes between 24 and 28 weeks. This timeline is indicative and subject to the internal processing requirements of the relevant EFI, title documentation status, and Client responsiveness.

7

Referral Programme

7.1 How the Programme Works

Every registered Client receives a unique personal referral code upon completing registration. Clients may share their referral code or link with individuals who have not previously registered on the Platform.

7.2 Referral Commission

Where a Client refers another person using their personal referral code, and that referred person subsequently registers and successfully completes a property transaction, the referring Client will earn a referral commission equal to one percent (1%) of the total transaction value.

7.3 When Commission Is Paid

Referral commissions are payable within 30 calendar days of the referred Client's transaction being confirmed as successfully completed. Referring Clients must provide valid bank account details before any commission payment can be processed.

7.4 Referral Commission Commencement

The Last Rent reserves the right to commence referral commission payouts after the first ten (10) successful transactions on the Platform have been confirmed. Commissions accrued prior to this threshold will be paid after the threshold is reached.

7.5 What Does Not Qualify

Referral commissions are not payable in respect of: registrations alone, eligibility quiz completions, property bookings, or incomplete applications. The commission is triggered only by the events listed in Section 4.2.

7.6 Prohibition on Referral Abuse

The creation of fraudulent or fictitious referral accounts, self-referrals, or any attempt to manipulate the referral system in bad faith will result in the immediate forfeiture of all accrued referral commissions and the permanent suspension of the offending Client's account.

Disclaimer — Not a Bank or Lender

The Last Rent is a real estate finance facilitation company and a PropTech platform. The Last Rent is NOT a bank, mortgage lender, financial institution, or investment adviser as defined under Nigerian banking or securities legislation.

The Last Rent does not hold, receive, or disburse mortgage funds. All mortgage disbursements are made directly by the relevant EFI to the Developer Partner. The Last Rent does not guarantee mortgage approval for any Client, and the final credit decision rests entirely with the relevant EFI or mortgage institution.

Any mortgage offer, interest rate quote, or eligibility result provided by The Last Rent is indicative only and does not constitute a binding mortgage offer or guarantee of financing.

The Last Rent strongly recommends that all Clients seek independent legal and financial advice before entering into any mortgage agreement, installment purchase agreement, or outright purchase agreement.

9

Property Verification & Due Diligence

9.1 Afrikcity Verification Standard

Every property listed on the Platform has been physically verified and assessed by the Afrikcity Development Limited team before being published, including review of the developer's track record, inspection of the property's construction status, and review of title document type and registration status.

9.2 Verified by Afrikcity Badge

The Verified by Afrikcity badge confirms that Afrikcity has completed its internal verification process. It does not constitute a legal guarantee of title or a warranty that the property is free of all encumbrances. Clients are strongly advised to engage a qualified Nigerian property lawyer to conduct independent title verification.

9.3 Title Defects Discovered After Submission

Where a title defect is discovered after a mortgage application has been submitted, and such defect was not disclosed by the Developer Partner prior to listing, The Last Rent will not charge a service facilitation fee for that transaction.

9.4 Client's Own Due Diligence

While The Last Rent conducts verification on all listed properties, Clients are independently responsible for conducting their own due diligence and are encouraged to visit any property they intend to purchase before committing to an application.

10

Data Protection & Privacy

10.1 NDPR Compliance

The Last Rent collects, stores, processes, and uses personal data in compliance with the Nigeria Data Protection Regulation (NDPR) 2019. By registering on the Platform, you consent to the collection and processing of your personal data as described in The Last Rent's Privacy Policy at www.lastrent.ng/privacy.

10.2 What Data We Collect

The Last Rent collects personal data including: full legal name, email address, WhatsApp number, date of birth, NIN, BVN, employment and income information, and documentation submitted during the mortgage application process. BVN and NIN data are encrypted at rest and in transit and are never stored in plaintext.

10.3 How We Use Your Data

Your personal data is used for processing your registration, facilitating your application, communicating application status updates, operating the referral programme, and complying with applicable legal and regulatory obligations. The Last Rent does not sell your personal data to third parties.

10.4 Data Sharing

Your personal data is shared with the relevant EFI handling your mortgage application and the Developer Partner for the property you are purchasing. Your data is not shared with any other third party without your explicit consent.

10.5 Data Retention and Deletion

Your account data is retained for as long as your account remains active and for a period not less than seven years after the completion or termination of any transaction, in accordance with applicable Nigerian financial recordkeeping requirements.

10.6 Your Data Rights

Under the NDPR, you have the right to access your personal data held by The Last Rent, to request correction of inaccurate data, and to request deletion of data that is no longer required. Data rights requests should be submitted to support@thelastrent.ng.

Intellectual Property Rights

All content, branding, trademarks, logos, graphics, software, data models, and intellectual property displayed on or forming part of the Platform are owned by or licensed to LastRent Services Limited and Afrikcity Development Limited. This includes the name "The Last Rent", the tagline "Own While You Pay", all property listing content, all calculator and eligibility tools, and all educational content associated with the Nigerian Mortgage Finance Masterclass.

You may not reproduce, distribute, modify, create derivative works from, publicly display, republish, download, store, or transmit any content from the Platform without the prior written consent of LastRent Services Limited.

Prohibited Uses

By using the Platform, you agree that you will not, under any circumstances:

  • Submit fraudulent, forged, or materially misleading documentation, identity information, or financial information.
  • Impersonate any person or entity, or falsely represent your identity, employment, income, or financial status.
  • Attempt to manipulate, circumvent, or defraud the referral programme through fictitious accounts or self-referrals.
  • Use the Platform for any purpose that is unlawful, fraudulent, or harmful to The Last Rent, its Users, Developer Partners, EFI partners, or any third party.
  • Attempt to gain unauthorised access to any part of the Platform, any other user's account, or any of The Last Rent's backend systems.
  • Upload or transmit viruses, malicious code, or any other harmful content through the Platform.
  • Harvest, scrape, or systematically collect data from the Platform without The Last Rent's prior written consent.
  • Use the Platform to facilitate money laundering, terrorist financing, or any other financial crime.
  • Make any false or misleading statement about The Last Rent, its services, its partners, or any property listed on the Platform.

Liability Disclaimer

13.1 Not Liable for Mortgage Decisions

The Last Rent is not responsible for any mortgage application that is declined by an EFI. Mortgage approval decisions are made solely by the relevant EFI based on their internal credit policies.

13.2 Not Liable for Developer Actions

The Last Rent is not liable for any delays in property construction or delivery, changes in developer leadership, developer insolvency, or any other failure by a Developer Partner to fulfil their obligations.

13.3 Not Liable for Property Conditions

While The Last Rent verifies all properties listed on the Platform, it makes no representations regarding the physical condition, structural integrity, habitability, or fitness for purpose of any listed property beyond what is confirmed in the Verified by Afrikcity assessment.

13.4 Not Liable for Interest Rate Changes

The Last Rent is not liable for any changes to the MREIF programme, NHF programme, or any commercial mortgage product that occur as a result of government policy decisions, EFI policy changes, or market conditions.

13.5 Platform Availability

The Last Rent endeavours to maintain the Platform at 99.5% uptime. However, The Last Rent is not liable for any loss or damage arising from temporary unavailability of the Platform due to scheduled maintenance, technical failures, cyberattacks, or force majeure events.

Indemnification

You agree to indemnify, defend, and hold harmless LastRent Services Limited, Afrikcity Development Limited, and their respective directors, officers, employees, agents, and affiliates from and against any and all claims, liabilities, damages, losses, costs, and expenses, including reasonable legal fees, arising out of or relating to:

  • Your use of or access to the Platform in breach of these Terms.
  • Your submission of fraudulent, inaccurate, or misleading information or documentation.
  • Your violation of any applicable Nigerian law or regulation.
  • Any dispute between you and a Developer Partner, EFI, or any other third party.
  • Any infringement by you of the intellectual property rights of The Last Rent or any third party.

Limitation of Liability

To the maximum extent permitted by applicable Nigerian law, LastRent Services Limited and Afrikcity Development Limited shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising from or in connection with your use of the Platform, including but not limited to loss of income, loss of profit, loss of data, or loss of business opportunity.

In any event, the total aggregate liability of LastRent Services Limited to any individual Client shall not exceed the service facilitation fee actually paid by that Client in connection with the transaction giving rise to the relevant claim.

Third Party Services & Links

The Platform may contain links to or integrations with third party services, including but not limited to Fidelity Bank Plc's mortgage portal, the MREIF registration portal at mreif.com.ng, the Federal Mortgage Bank of Nigeria's NHF portal, and the Calendly consultation booking platform. The Last Rent is not responsible for the content, privacy practices, or availability of any third party services.

Amendment of Terms

The Last Rent reserves the right to modify, update, or replace these Terms at any time at its sole discretion. Where changes are material, The Last Rent will notify registered Users via their registered email address and WhatsApp number at least 14 days before the changes take effect. Your continued use of the Platform after the effective date of any changes constitutes your acceptance of the revised Terms.

18

Governing Law & Dispute Resolution

18.1 Governing Law

These Terms and Conditions shall be governed by and construed in accordance with the laws of the Federal Republic of Nigeria, without regard to its conflict of law principles.

18.2 Informal Resolution

In the event of any dispute, the parties agree to first attempt to resolve the matter informally by contacting The Last Rent at support@thelastrent.ng. The Last Rent will attempt to respond within 10 business days.

18.3 Mediation and Arbitration

If a dispute cannot be resolved informally within 30 days, the parties agree to refer the dispute to mediation or arbitration under the Arbitration and Conciliation Act (ACA) of Nigeria. The seat of any arbitration shall be Enugu, Nigeria. The language of arbitration shall be English.

18.4 Court Jurisdiction

If mediation or arbitration fails to resolve the dispute, either party may bring the matter before a court of competent jurisdiction in Nigeria. The parties hereby submit to the exclusive jurisdiction of the courts of Enugu State, Nigeria.

Severability

If any provision of these Terms is found by a court or arbitrator of competent jurisdiction to be invalid, illegal, or unenforceable under applicable Nigerian law, that provision shall be severed from the remainder of these Terms, which shall continue in full force and effect.

Force Majeure

The Last Rent shall not be in breach of these Terms or liable for any delay or failure to perform its obligations if such delay or failure results from events, circumstances, or causes beyond its reasonable control, including but not limited to acts of God, natural disasters, government actions or sanctions, changes in law or regulation, widespread telecommunications failure, cyberattacks, or any other event constituting force majeure under Nigerian law.

Entire Agreement

These Terms, together with the Service Agreement accepted at registration, the Privacy Policy available at www.lastrent.ng/privacy, any Installment Purchase Agreement or Outright Purchase Agreement signed by the Client, and any written correspondence confirming transaction-specific terms, constitute the entire agreement between you and LastRent Services Limited in connection with your use of the Platform.

Acknowledgement & Acceptance

By registering on, accessing, or using The Last Rent Platform, you acknowledge that you have read these Terms and Conditions in their entirety, that you understand them, and that you agree to be legally bound by them. If you are registering on behalf of a company or other legal entity, you represent that you have the authority to bind that entity to these Terms.

These Terms and Conditions are effective as of July 2026.
